TOP' REZIDENCE POMEZÍ
The top´rezidence Pomezí project is part of the well-known Prague´s residential area of Košíře, which combines fast accessibility of the city centre with living in the open air. The company KKCG Real Estate Group organized an international architectural workshop in 2016. The winning concept of the “ Living in greenery” project came into being thanks to the combination of the work of the studios of Bogle Architects (UK/CZ), Baumschlager Eberle Architekten (AT) / Pavel Hnilička Architects+Planners (CZ), majo architekti (CZ) and ABM architekti (CZ).
The project was successfully approved in December 2024. Final interior surface finishes are currently being completed in several houses and defects are being removed as part of the complaint procedure.
All the apartments and houses are realised to be low-energy ones with decentralized ventilation with the recovery of heat, as well as in a high-quality standard, including outdoor aluminium blinds, wiring for smart control and large-format windows that provide beautiful views of the Prague skyline, the Košíře-Motol Nature Park or connect the garden with the interiors of the house. Selected houses have preparation for photovoltaics, a fireplace stove, a central vacuum cleaner and electric car charging. For comfort control, the houses are equipped with intelligent Loxone electrical installations that allow control of the central heating, heat recovery, air conditioning, electric blinds, etc.
Currently available is a luxury solitary villa with over 400 sqm of living space and a plot of almost 800 sqm. We bring you some current snapshots from the construction of family houses and villas in the 2nd stage of the top´ residence Pomezí.
Residential buildings, terraced houses and detached villas are starting to take shape. Reinforced concrete structures are completed, internal partitions are being built, and electrical wiring is being carried out. In the appartment buildings windows are being fitted and rough floors and external facades are being completed. For the villas by Bogle architects, the roofs are being finished, windows are being fitted and wiring is being worked on. There is ground work being done on the Vila Majo.
On the construction of the 2nd phase of top’rezidence Pomezí is still a lot of activities. Windows were installed in the apartment buildings alongside insulation, and the interior partitions or plastering is being finished. In the terraced houses, we are continuing work on the reinforced concrete structures, carrying out the necessary wiring of the technical equipment of the buildings, and landscaping is also underway. The top stories of the rough construction of the apartment buildings are currently being finished. There is brick construction being done for the first story of the detached houses. Villas are also uder construction and we have started laying the concrete foundations for the detached houses designed by Baumschlager Eberle Architekten / Pavel Hnilička Architects+Planners.
The construction of apartment buildings was started first and here we carry out monolithic constructions of underground floors and currently 1st floor. The terraced houses and villas from the architectural studio Bogle have laid foundations and a horizontal sewer. Rough landscaping and implementation of sewerage regulations are underway throughout the complex. See new photos from the construction site.
We are actively piloting and distributing technologies under the foundation slabs and pouring the base concrete. In addition, earthworks, soil removal, construction of retaining walls and negative sheeting of construction pits are still ongoing.
The construction of the 2nd stage of the top´rezidence Pomezí began with earthworks, including preparations for backfilling and piloting. The construction is carried out by the company Novecon a.s.. The second stage will offer family terraced houses with gardens, exclusive villas and apartments.
The 2nd stage of the top´ rezidence POMEZÍ won in the category "Architects' Award in the Prague 5 Region" in the competition Real Estate Project of the Year 2020.
Living at the top' rezidence Pomezí means living in the open air, but with the convenience of fast accessibility of the city centre. The Vidoule Nature Park is located above the residence. The nearby Prokopské údolí Valley and Barrandovské skály Rocks are just a few minutes' drive away. The views of Prague from Košíře are bordered by the Košíře-Motol Nature Park on the south side.
